The real estate route, step by step
For the real estate route, the documentation must demonstrate a real economic investment operation in Paraguay.
Signature of the contract
Identification of the property and signature of the deed or private acquisition contract.
Payment of at least 30%
The evidence must establish that at least 30% of the total amount declared has already been paid.
SUACE / MIC application
The contract, payments and personal documents are presented to SUACE and the Ministry of Industry and Commerce.
Constancia de Inversionista
Obtain the official foreign-investor certificate after the application has been reviewed.
Permanent residency
Immediately submit the permanent residency application to Migraciones, then apply for the Cédula after approval.

Does the Investor Pass guarantee permanent residency?
No. It allows eligible investors to immediately apply for Permanent Residency, but the grant remains subject to the conformity of the project, the validation of the Constancia de Inversionista and the decision of the Paraguayan authorities.
Do you have to come personally to Paraguay?
Yes. The migration procedure is personal and face-to-face. Some preparations can be organized remotely before your trip.
Does permanent residency expire?
The status is permanent. The physical residency card must currently be renewed every ten years, according to information published by Migraciones.
Which type of investment should you choose?
The choice depends on the amount, the nature of the project, your objectives and the supporting documents available. A preliminary study avoids committing a project to an unsuitable category.
